From the First Blueprint to a Handed-Over Facility

Stage 01
Site Survey and Pre-Design Analysis
Designing engineering systems starts not with drawings, but with the site itself. SpecServis engineers visit the location: they take measurements, inspect existing ventilation, heating, water supply, and electrical systems, and record the condition of structures and the building’s technical constraints.
For government facilities — schools, hospitals, administrative buildings — we separately verify compliance with current building codes (DBN) and sanitary standards, and gather baseline data for design.

Stage 02
Design Brief and Engineering Concept
Based on the survey, we draw up a design brief and develop a concept: we calculate air exchange and heat loads, select energy-efficient equipment — including heat-recovery ventilation units — and compare options by capital and operating costs.
The client sees the future system in numbers and diagrams before design even begins — protecting against unnecessary costs at later stages.

Stage 03
Design Documentation — Stage P (Preliminary Design)
We develop design documentation across all engineering disciplines: HVAC — heating, ventilation, and air conditioning; plumbing — water supply and sewerage; electrical — power supply and lighting, automation, and dispatching.
We build a BIM/3D model of the facility: clashes between systems are resolved in the model, not on site, and every decision is approved with the client visually.

- Stage P design documentation covering HVAC, plumbing, and electrical;

- an explanatory note and equipment specifications.
Stage 04
Working Documentation — Stage R (Detailed Design)
We detail the project to a level where the installation crew can work without questions: working drawings, assembly details, and isometric diagrams, cable schedules, and specifications for materials and equipment.
Cost documentation is prepared according to official state unit rates — ready for tender documentation and Prozorro procurement.

Stage 05
Expert Review and Approval
We support the project through expert review: preparing the documentation package, responding promptly to the review body’s comments, and making the necessary revisions.

Stage 06
Construction Supervision and Support
SpecServis designers support project delivery: they provide construction supervision, verify that installation matches the design, and take part in the acceptance of concealed works and the commissioning of engineering systems.
The facility goes into operation with systems that work exactly as designed — backed by as-built documentation and warranty support.
